What the ground changes

What the ground changes in Rixensart

The building stock

53% of Rixensart's building stock consists of detached houses (2023 data) — the highest proportion recorded by the Maison de l'urbanisme du Brabant wallon, while the town is at the same time one of the densest in the province (1,315 inhabitants/km²).

Many detached villas on a small territory, and so many large drawing rooms: the rugs there measure 3 × 4 m and more, and are washed flat at the workshop, never on site.

The rug market

The château de Rixensart has belonged to the de Merode family since 1715 and is still lived in by them; its wings are dated 1631, 1648 and 1660, the estate covers around 130 hectares and its gardens are based on a design by André Le Nôtre. It passed in 2018 to the Fondation Merode-Rixensart.

Château rugs, tapestries, pieces of very large dimensions: these are textiles that call for needle restoration, not a shampoo. We work on this kind of piece, and we first tell you what it is.

Where rugs change hands

The lac de Genval, 18 hectares, was filled in 1903-1904 and its district is lined with opulent Belle Époque houses: the chalet Rütli, a reconstruction of the Hameau du Petit Trianon, the chapelle de Tell, the Villa Rossel. The Château du Lac is today a five-star hotel there. The lake straddles Rixensart and Overijse.

The houses of 1900-1930 still in their original state around the lake hold the finest old Persians in the town. They come out at the time of an estate or a sale: that is when we step in, valuation first, buying afterwards.

Who lives here

Average income per resident: €25,335 (2021 assessment year), third in Walloon Brabant. The town is home to officials of international institutions and to managers of Brussels companies. Median price of a house in 2024: €395,000.

Managers who arrive and leave again at the rhythm of their postings: we buy the rug that will not follow the move, and we wash the one that has just arrived and travelled rolled in a container.

Collection

The GSK campus at Rixensart covers 32 hectares crossed by the Lasne, employs around 2,000 people and has been running since 1958. Together with Wavre (8 km away) and Gembloux, GSK's vaccine hub accounts for 9,000 employees, the largest private employer in the south of the country.

A campus of two thousand people means kilometres of fitted carpet: open-plan floors, circulation areas, stairwells. We handle those surfaces too, not only rugs in private homes.

Access and parking

Rixensart has two stations on line 161 Brussels–Namur (Rixensart and Genval), served by the S8 and S81 trains of the Brussels RER, at a rate of two S8 trains an hour on weekdays in each direction.

A commuter town: if you leave at 7.00 and get home at 19.00, we set the collection early in the morning, in the evening or on a Saturday. Your rugs go off to be washed without your having to take a day off.

Frequently asked questions

Frequently asked questions

I have to clear a villa in the lac de Genval district after a death: what should I do with the rugs?

Many of the houses in the district around the lake date from the Belle Époque — the lake was filled in 1903-1904 — and often contain oriental rugs bought between 1900 and 1950, sometimes rolled up for decades. We come out on site for a free valuation, including for pieces that are dusty, faded or attacked by moths: condition does not rule out value. We buy for cash and take the rugs away the same day, which saves you storing them while the estate is being settled.

How can I tell whether my rug is hand-knotted?

Turn it over. On a hand-knotted rug the design on the back is as sharp as the one on the front and the knots are slightly irregular. On a machine-made rug the back is smooth, often lined with a glued cloth, and the design appears blurred.
