What the ground changes

What the ground changes in Waterloo

Who lives here

One fifth of the population registered in Waterloo is not Belgian, "mainly expatriates working in Brussels".

Contracts of three to five years, and a rug that will not fit in the container when the time comes to leave. We value it at your home and we buy it for cash, before the move rather than after.

The household profile

St. John's International School has been on the drève Richelle in Waterloo since 1969 (founded in 1964 in Brussels) and has more than 800 pupils and more than 100 teachers. The domaine d'Argenteuil, the former residence of Leopold III and Princess Lilian, housed the Scandinavian School of Brussels until 2020, before it was absorbed into the École européenne Bruxelles-Argenteuil.

The international schools send families off in June and July: that is the period when we buy the most, and when cleaning before the check-out inventory has to be booked in advance. Fix a date in May if you are leaving this summer.

The building stock

49% of Waterloo's building stock consists of detached houses (2023 figures). The town records 37.76% built land against 39.64% unbuilt land and a density of 1,434.79 inhabitants/km².

One house in two is detached with a large living room: this is the realm of the 3 × 4 m rug, which takes two people to roll and to load. We come as a pair.

The population

Average income per resident: €25,911 (2021 tax year), second in Walloon Brabant behind Lasne (€29,026), against a Walloon average of €19,192. Median price of a house in Waterloo in 2024: €395,000.

On an old rug of value, restoration holds its own against replacement: remaking the fringes, working a selvedge again or reweaving a worn area gives the piece back its years of service. We tell you what it can take.

The local setting

Before 1815 Waterloo was a village on the edge of the forêt de Soignes, and it still keeps a few dozen hectares of it. Since November 2025 the domaine d'Argenteuil has housed the extension of the Chapelle musicale Reine Élisabeth.

The edge of the forest and wood-burning heating: fine soot clogs pale wools and the smell of smoke settles into the weft. A full wash takes it out; a surface shampoo does not.

Collection

19 km by road from the centre of Brussels, about 28 minutes. The town is crossed by the chaussée de Bruxelles (N5), the Uccle-Waterloo-Charleroi axis, being redeveloped in phases.

Nineteen kilometres by the chaussée de Bruxelles, no low-emission zone and no parking meter: we do the round trip in the day, your rugs leave in the morning and the loading depends on no pass at all.

Frequently asked questions

Frequently asked questions

I am leaving Belgium at the end of the school year: can you buy my rugs before the move?

Yes, and it is a very common case in Waterloo, where one resident in five is not Belgian and where departures cluster in June and July, on the calendar of the international schools on the drève Richelle. We come to your home for a free valuation and a cash purchase, in French, Dutch or English. If the rug goes with you, we can also clean it and protect it against moths before it is put into the container.

How can I tell whether my rug is hand-knotted?

Turn it over. On a hand-knotted rug, the design on the back is as sharp as the one on the front and the knots are slightly irregular. On a machine-made rug, the back is smooth, often backed with a glued cloth, and the design appears blurred there.

Do you really call out free of charge?

Yes, across the eighteen towns we cover, valuation included and with no obligation. We charge nothing until you have said yes.
