Fitted carpet stain removal

A stain has a nature, and that is what dictates the treatment

There is no universal stain remover, and the first move is not to treat: it is to identify. Four families cover most of what is found on a fitted carpet, and each one calls for a different product and a different temperature.

Water-soluble: juice, syrup, sweetened drinks, urine. It comes out with water and a mild detergent, as long as the sugar has not caramelised. Greasy: oil, butter, cosmetics, candle wax, kitchen film. A solvent is needed; water slides over it. Protein: blood, milk, egg. Cold water without exception — heat coagulates the protein and fixes it in the fibre for good. Tannic: coffee, tea, red wine. Tannin is a vegetable dye and behaves like one — it turns brown as it ages and becomes harder every week.

Treatment then goes from the mildest to the strongest, in that order and never the reverse. An aggressive product used straight away strips the colour from the pile: on polypropylene, a percarbonate leaves a white ring that cannot be put right. One stain has then been replaced by another, and that one is permanent.

The stain that comes back three days later

This is the case most often mishandled, and it has a trade name: wicking. The liquid had not stayed on the surface — it went down into the backing, into the underlay, sometimes as far as the subfloor. Cleaning took what there was in the pile, and then, as it dried, the residual moisture rose back up by capillary action and brought the dirt with it.

The answer is not to repeat the same operation. It has to be extracted deep down, with several dry passes, a thick absorbent pad weighted down on the area, and forced drying. What has gone down is finished off instead of being left to come back.

Second trap: the ring. Cleaning a thirty-centimetre patch in the middle of a corridor carpet leaves a clean disc surrounded by grey — a defect more visible than the original stain. Either the edge has to be feathered out, or the whole area has to be redone, which, a few days before an inventory, is often the only defensible solution.

Check-out inventory, re-letting, damage

A stained fitted carpet weighs on a check-out inventory and is deducted from the rental deposit. The manager's arithmetic is short: the cost of professional cleaning against the cost of replacing the floorcovering, the second bearing no comparison with the first.

For this we provide a record: the area, the presumed nature of the stain, what was applied, what was obtained, with before and after photographs. This document has a concrete use: it serves as evidence in the discussion between tenant, landlord and managing agent, and it replaces judgement by eye with something that can be relied on.

After damage — a leak, a backflow, water coming down from the floor above — the delay governs everything. A carpet soaked with water develops smells within two to three days and the backing stays damp well after the surface looks dry. The water has to be extracted, the covering lifted if necessary, air blown underneath to dry it, and only then can it be judged what can be saved.

What stain removal can no longer do

A cigarette burn, a hole from an iron left flat on the floor, a splash from building work: there, there is nothing to dissolve. The fibre has melted or carbonised, and no product rebuilds it.

The answer becomes mechanical. On a carpet laid in tiles, we replace the tile — preferably with one taken from under a cupboard, which has the same patina. On broadloom, we graft: we cut out the burnt area, take an equivalent square from an invisible reserve — under a piece of furniture, in a cupboard, behind a door — and inlay it, respecting the direction of the pile. The join shows on your knees, not standing up.

Send a photograph of each stain with an object for scale, saying how long it has been there and what has already been applied to it. That last point often changes the whole treatment: a badly chosen shop-bought stain remover leaves a mark that has to be dealt with before the stain itself. A costed reply within 48 working hours.
